
The Tax Roll Calendar and Other Important Dates
The Property Appraiser operates on a timetable established by Florida Law known as the "tax roll calendar". The important dates that are the same each year are as follows:
January 1st:
This is the legally mandated date for property assessment each year. Properties within the County are valued on the basis of their status as of this date each year. Also, this is the effective date for establishing the validity of exemptions and agricultural classification applications.
March 1st:
Deadline for filing Homestead Exemption and Agricultural Classification for current tax year.
April 1st:
This is the deadline for filing Tangible Personal Property returns with the Property Appraiser's Office.
July 1st:
This is the date on which denial notices of disapproved exemptions and agricultural classifications are mailed.
July 31st (or 30 days following the mailing of denial notices):
This is the deadline for filing appeal petitions to the Value Adjustment Board on denied exemptions and agricultural classifications.
August-September:
This is the time period within which the Property Appraiser, on behalf of all Taxing Authorities, mails "Notices of Proposed Taxes" (or TRIM notices) to all property owners. This Notice also includes market and the assessed value of the owner's property for the current and prior year with appeal instructions on how to file an appeal petition before the Value Adjustment Board. This Notice also indicates the proposed tax levies of the various taxing authorities and the dates and times of their public hearings scheduled to discuss their proposed budget for the forthcoming year. This is also the time period to file late applications for exemptions and agricultural classifications. Contact any of the Property Appraiser's Branch Offices for details as the deadline is the same as for appeals filed on real estate and tangible personal property.
November 1st:
This is the mailing date when the Tax Collector mails the tax bills to property owners of record.
